I could not find Jabber Guest Server software under downloads page. I would appreciate if one else also verify this.

Go to https://cisco-apps.cisco.com/cisco/psn/commerce and type in "Jabber Guest" in the "Find Products" section

Otherwise, you need to order it via PUT.

You can only get the file using PUT, you will never find it on downloads at cisco.com.
