SSL traffic Redirects

How do I configure traffic coming into a 443 rule to be redirected to another site.  I want all my https traffic to be redirected to a maintenance page.  I'm not terminating ssl on the CSS but i do have a cert loaded on the server

If you don't perform SSL offload on the CSS, it can't work as you can't read the paylod to send the redirection.
