how to tell if something is wrong?

I have an application that has a long delay and slow load... up to 5 minutes at times! Other things loading or copying over the network seem ok so initially I just thought it was something with that app. However I would like to know for sure that there is nothing going wrong on the LAN. Whats the quickest/easiest way to find this out? Do I really need one of those expensive network analyzing programs? the simple netstat command (win 2k) gives all kinds of statistics for my local interface but I'm not sure what the key areas would be to look for and I'm not sure how usefull the information would be coming from my local interface rather than some kind of network wide analysis... any suggestions/comments?

please make sure the switch ports are not showing any errors- speed /duplex is hard corded on both machine and switch.
