RV345P Forwarding Public IP to Private IP, ports not opening

Friends, I'm on my second RV345P and have a public facing range and trying to forward one IP from that public facing range to a LAN address. When I try to resolve to the public facing IP, I'm simply taken to the RV345 login screen. Traffic from the WAN IP is obviously making it to the router, but for the life of me, I can't seem to open ports!! I have added the next IP in sequence from the public pool and specified the public > private IP. I have added the service ports, setup forwarding and setup port triggering, but it's still not working.

Any suggestions???

A couple of suggest and double-checks

• Use an external network to test 
• Double-check NAT settings
• Disable Remote Management from WAN (if enabled)
• Ensure the firewall isn't blocking the traffic. 

Also, skip port triggering unless you're using applications that require it — it's often not needed for standard forwarding and can complicate things.
