I have an ISR 2921

Upgrading the IOS to c2900-universalk9-mz.SPA.157-3.M8.bin

sh run | inc boot
boot-start-marker
boot system flash:c2900-universalk9-mz.SPA.157-3.M8.bin
boot-end-marker

 

How do I find the bootvar to check if the right IOS is going to load

RTR1#sh boot
             ^
% Invalid input detected at '^' marker.

The correct command to check the boot-variable statement is "show bootvar".

 

show bootvar is not a valid command

Is this a real router or a PT/GNS3?

It is a real router.

Oh wait ... Now I remembered.  

"sh bootvar" is not a valid command.  The only way is to look at the config, i. e.  "sh run | include boot".
