I don't belive the pub1.edb is used. I am running UM with offbox exchange. The exchange server is only used for unity. Can i just stop exchange delete the pub1.edb and then restart or do I need to repair it ?

Right-click on the Public Folder on System Manager, and Dismount Store. As a general rule, I rename things instead of deleting.
