You could try Variphy. It can run on your laptop (Windows, Linux), is web-based, and you don't have to be VPN'd or connected physically to the CUCM when creating the report. You could capture the CUCM configuration settings in a "snapshot" and then build the report from that snapshot. Here are some screenshots of the output. I've seen reports in the thousands of pages...
It's called Variphy Insight. You can find them online via Google, and ask for a free trial. Mention you found them via the Cisco Support Forum and they'll extend the 15-day trial license to a 90 day trial.
