Why I can not find jabber guest server installation disk on cisco.com ? I want to download as shown bellow in the picture.

That is correct because you only get upgrade ISO on CCO and not bootable images. As mentioned in link I provided, you will need to order it.
Contact your Cisco Accounts Manager for more information on this.

I already know how to install, it should be extracted from the ISO file out of the OVA file, and then through ovf deployment.
