Try assigning a static IP if possible, couple of posts related to third party SIP phones on CME that you can refer

Hi,
Avaya phones use multiple DHCP options. Option 242 for IP/VLAN and the syntax as below (vlan 1 is the data vlan and vlan104 is the voice vlan). Configure it in your DHCP pool.
option 242 ascii mcipadd=192.168.X.X,tftpsrvr=192.168.X.X,L2Q=1,L2QVLAN=104,VLANTEST=0

Thanks Mohammed,
Kindly confirm if mcipadd=192.168.X.X,tftpsrvr=192.168.X.X is the IP address of the CME Router. Do i need an Avaya firmware.
Regards
