Have attempted to update these listings on 7940 phone but no option on phone to do this

Any setting that is locked in the phone GUI needs to be adjusted in the .xml file (which CUCM generates, based on the CCMAdmin config), which you'll need to provide and adjust as necessary.
If you want a phone which you can change with a nice GUI via web, you need to buy a newer model which is MPP/3PCC.
Any phone using the enterprise FW, you need to provide the device with ALL the necessary files it would use with CUCM, no way around that. Leo Lahoo has plenty of threads in which he discusses how to register Cisco phones to 3rd party PBX.

The call manager server settings are pulled via tftp from CUCM during the registration process. This is a very old model phone. They were SCCP only if I remember correctly. Phones gets its tftp server settings via dhcp option 150.

I remembered wrong look like the 7940 could possibly have a sip load. I would really recommend it for sip there are newer model out there,
