Check the Upgrade guide and Read Me, everything is mentioned there. After going through these documents if you have any specific questions feel free to post them

Pre-requisites:
1. Yes as suggested by Deepak, 1st go through all mentioned docs.
2. Take DRS backup, and export configuration files using BAT as well (it may require).
3. Plan for license migration.
4. Get firmware details and if you can arrange a maintenance window then do firmware upgrade on all ip phones to reduce actual upgrade duration.
Major steps for Upgrade:
Step 1: Install "ciscocm.version3-keys.cop.sgn" on all nodes, check the md5 checksum.
Step 2: Shut down the CUCM PUB
Step 3: Change the VM Specs as per 10.5 OVA (adapter settings, OS to rhel6 etc)
Step 4: Power on the CUCM PUB
Step 5: Upgrade the CUCM PUB 9.x to 10.5, check the md5 checksum.
Step 6: Follow step 1 to 5 on remaining subscribers.
Step 7(post install): Go through detailed test cases.
