I am troubleshooting a delayed MWI issue between Unity and Exchange from what it looks like so far and was looking at previous forum postings, and in another thread someone had said to use the MBXSuite program in the \CommServer\techtools folder, but I do not find this on a 4.01 server. I am using the diag toolkit micro trace method currently but it sounded like MBXsuite method sounded like a easier approach maybe.

Where can I find a copy of this that will work w/Unity 4.01, or do we need to upgrade to get this tool?

MBXSuite is version independed of Unity assuming you have Exchange integration. I think we might have first put it 4.0(2). If you download the 4.0(4) CD from CCO you can get it off there. Or you could upgrade to 4.0(4) which is a much better body of code that 4.0(1).
